No, far from it. This is what we do:
Weekends – Friday for a two or three night weekend.
Midweeks – Sunday to Friday, or Monday to Friday
You can also come Monday to Sunday for six nights, or a full week arriving and leaving on a Friday, Sunday or Monday.
Provided that you arrive and leave on any of those days, you can stretch your stay out to suit yourself. We can occasionally do a one night stay on a Sunday, if we have availability.
For anything else, just ask as we may be able to accommodate you in the quieter periods.

We welcome up to three dogs in each cottage. We are known for this and have won awards for it, as well as gaining some great press. We charge £15 per dog per stay to cover extra cleaning and maintenance.
Yes, bedding and towels are provided. All of very high quality.
Yes. Very much so. We use a number of pet-specific products and equipment. Our housekeepers are aware of when we have had dogs in and ensure that no signs remain. The owner of the business is allergic to dogs so we have always had very high standards. Again, we have won awards for this.
No. For very obvious reasons, we ask that guests keep aggressive dogs very much under control and away from other dogs. We have fully enclosed, private gardens and ask that outside of these, that dogs are kept on leads. You may have a very friendly dog but not everyone wants a dog bounding over to them. More importantly, nervous dogs certainly don’t want it.
We have an awesome, fully enclosed 2-acre meadow for dogs to run around and socialise!
No, sorry. We did it twice and twice we had sofas plucked, which we didn’t charge for. So no cats.
We have a huge comprehensive list but just to give you a few of the most frequently asked ones, we provide a delicious local breakfast basket to get you off to a great start on your first morning! We also supply all your tea, coffee, sugar, linen, bedding & towels, luxury hand soap & shower gel etc. One of the main things that our guests are wowed by is our scrumptious Breakfast Basket with locally sourced produce including eggs, bacon, mushrooms, tomatoes, bread, butter, milk, jam & marmalade, fresh fruit, cookies etc. Some people make this last a couple of days but I could get through it in one! It really is just aimed at your first morning though.
Then we have lots of little touches to ensure that you are in your home from home, such as free wifi, flat screen TVs, loo rolls, tea towels etc.
We can provide Hi-Chairs and Travel Cots; just ask. They’re free but do bring bedding for them.
BBQs – we provide charcoal BBQs but do bring charcoal and sausages!
Everything you need hopefully. We’ve worked hard to make sure our kitchens are fully stocked.
Yes we do but you would need to book all of our cottages. This is to avoid other guests finding themselves in the middle of someone else’s party. We’ve had it in the past and we don’t want it again. We are known for providing somewhere nice and relaxing and I’d rather turn away a booking for a couple of grand than upset a guest. You can book Woodfarm House and the Granary together though as they are slightly away from the other barns.
No. We do insist upon is that the Hot Tub is purely for use by guests staying in that barn in order to avoid unwanted noise levels, disturbing other guests. For the same reason, we do not allow music near the Hot Tubs. We have had issues with noise etc. in the past, so have had to make this very clear to ensure the enjoyment of all our guests. They can’t be used as a central ‘party’.
Yes. If you book a barn with a hot tub it is yours and is not overlooked.

We have worked hard to make Woodfarm an oasis and want it to remain that way for all our guests. Additionally, we insist that users have a good shower beforehand in order to maintain the mechanics correctly as things such as tanning creams, hair products, makeup, the oil in skin etc all clog up the filters and pipework. Strictly NO CANDLES, SMOKING or EATING in or near the Hot Tubs and NO DOGS in the Hot Tubs.
Sorry if this makes us sound like the fun police but this is the way we operate to maintain our reputation.
Yes we do. In all our Barns and aboard our large Barge ‘Onderneming’. Woodfarm House has an open fire. Twee Gebroeders doesn’t have one but it has a lovely range cooker, which kicks out a good heat. We have your burner or fire all set and ready for you with a basket of logs. Extra logs can usually be purchased at cost, or you are welcome to bring your own. We charge because all our Cottages and Barges are fully heated. The logs are just to add a little extra.
Yes they do. All our Barns have underfloor heating. Woodfarm House and both Barges have full domestic central heating systems with radiators throughout.
Woodfarm House has an open fire, whilst Onderneming (the large barge) have Woodburners (see above)
Yes we do. We don’t make money on this stuff so we can keep the costs as low as possible for you. We can offer Champers, Handmade Suffolk Chocolates, Deli Hampers, Flowers etc. Have a look at the full details here and let us know if you’d like anything.
Yes we do. We don’t go over the top as some people come to escape the hustle and bustle of Christmas. But we do put a decorated and lit tree up, as well as some other decorations too.
Nope. We charge for dogs and logs as clearly stated. There is a cleaning charge of £25 clearly stated in our T’s & C’s if you leave the Cottage or Barge disrespectfully dirty but we’ve only had to enforce this a couple of times. We reserve the right to charge for damages too.
VAT is included in the price quoted so we have to hand over 20% of that. You do NOT get charged extra.
We take a £100 deposit per cottage at the time of booking, with the balance payable in full a month before you arrive (2 months for festive breaks). If your stay is within a month of booking then it is payable in full at the time of booking For full terms on this please see our Ts & C’s page here.
They each have their own page, with a full description, reviews and videos. PLUS there is a Google Virtual Tour for each as well. They are all easy to get to via the home page but please just ask if you want help.
We do but they are free, so not for hire as such. We have a motley collection so don’t expect to enter the Tour De Suffolk on one. We find most people want to get home having felt like they’ve done at least a little bit of exercise so they’ll do for that.
