The Price You See is the Price You Pay

When you’re booking a well-deserved break, there’s nothing more frustrating than getting to the final checkout screen only to find the price has mysteriously jumped up. We have all been there. Suddenly, the “bargain” price is padded out with booking fees, cleaning charges, and “admin” costs that weren’t mentioned at the start.
At Woodfarm Barns, we do things differently. We believe in a “what you see is what you get” approach. Our big selling point is simple: there are absolutely no hidden costs.
No Nasty Surprises
When you browse our Barns, Cottages and Barges, the price shown on the calendar is the final price you will pay for your stay. We don’t believe in penalising our guests with extra line items.

No Cleaning Charges: Some places expect you to pay a hefty fee just for the changeover. We don’t. A clean, welcoming Cottage or Barge is part of the service, not an optional extra.

No Admin or Booking Fees: We handle your booking ourselves, so we don’t feel the need to charge you for the “privilege” of processing it.

Dogs Stay FREE: This is a big one for us. Many “dog-friendly” cottages charge £25 or £30 per dog, per stay. At Woodfarm Barns, up to three dogs are very welcome to stay for free. They are guests too, after all.

What Others Call “Extras,” We Call Essentials
Many holiday rentals have moved toward a model where the base price is low, but they tack on charges for things you actually need. We think that’s a bit cheeky, so we include the following at no extra cost:

The Suffolk Breakfast Basket (or Pizza night in Tuscany!): You will not arrive to an empty fridge. We provide a complimentary breakfast basket filled with local eggs, bacon, mushrooms, tomatoes, and bread, as well as a bunch of other lovely stuff to get your holiday started properly. We do Veggie, Vegan and Gluten Free choices too!

Hot Tub Usage: If your chosen Cottage has a hot tub, it is there for you to enjoy. We don’t charge a “heating supplement” or a fee for robes and towels.

High-Speed Wi-Fi: Whether you are in a Barn or on one of our Barges, the Wi-Fi is free. You should not have to pay extra to stay connected with the outside world, even if it is a nasty place!

Baby Essentials: If you are travelling with a little one, we can provide travel cots and high chairs on request at no additional charge.
We Actually Give Money Back
If anything, our pricing works the other way around. Instead of looking for ways to charge you more, we look for ways to reward you for choosing us.
If you are a first-time guest, you will receive a £50 discount voucher code to use against your very first booking.
For those who have stayed with us before and have joined the “Woodfarm faithful,” we offer our TOGS Loyalty Reward Points. Every time you stay, you earn 10% of the value of that holiday back as a discount to use on your next one. It is our way of saying thank you for coming back to see us.
